Initial secure & preserve
First visit covers lock change, initial trash-out, and a photo-documented condition baseline so you know exactly what you're inheriting. We flag anything that needs immediate attention — busted plumbing, roof damage, break-in evidence.
Ongoing maintenance
Recurring exterior maintenance, basic yard upkeep, gutter clearing, tarp-and-cover repairs, and interior monitoring so small problems don't become claim events. All visits photo-documented, all invoices itemized to HUD-style scope.
Winterization & seasonal
Full winterization for vacant properties — water shut-off, line blow-down, antifreeze in traps, sticker documentation — and de-winterization when the asset goes back to market.
